PRIMENEST ROOFING

Know what your roof warranty actually covers.

A warranty is a written set of terms. Ask which product is covered, who stands behind the installation and what you need to keep on file before selecting a roof.

Product coverage and workmanship are different

A manufacturer warranty generally addresses qualifying defects in the covered product under its terms. Workmanship coverage addresses installation responsibilities under a separate agreement or qualifying program. The two are not interchangeable.

Ask for the actual documents tied to the products in your estimate. Marketing terms such as lifetime need to be read alongside ownership rules, exclusions, proration and transfer conditions.

Confirm the exact roof system

The roof covering is one component of the assembly. Underlayment, starter pieces, flashing and ventilation can have different requirements. Ask whether a proposed enhanced manufacturer warranty depends on an eligible installer, specific accessory products or registration.

No manufacturer certification or enhanced warranty eligibility is claimed here. Confirm any proposed program in writing before work begins. The product manufacturer’s current terms control its coverage.

Questions to ask about a proposed warranty

  • What product and installation issues are covered?
  • Are labor, removal and disposal included?
  • Does coverage change over time or after a property sale?
  • What maintenance and documentation are required?
  • Who files a claim, and what is the claim process?
  • Is registration required, and who completes it?

Keep a roof file

Save the signed scope, invoices, product names, color, installation date and warranty documents. Add completion photos and maintenance records as they become available. If an issue develops later, those records can help explain the installation and the conditions.

Do not assume storm damage, leaks from unrelated building components or modifications by another trade are covered. Ask how solar work, new penetrations and future repairs affect the proposed terms.

Compare warranties with the installation scope

A longer advertised term cannot make an incomplete roof assembly a better fit. Compare material suitability, drainage details, ventilation and installation responsibilities alongside the warranty. Ask for an explanation you can understand before choosing the system.
